CLIENT OBJECTIVES
The client’s goal was to establish a building in the city that offers condominiums, office space, and retail boutiques, all within the same location. A top priority for the client was to modify the existing commercial HVAC system to accommodate the lobby renovation and the newly constructed floors, from floors five through seven. To satisfy these needs, Piatt Place’s current installations were replaced with energy efficient equipment that provides a comfortable, consistent environment for all visitors, shoppers, and residents.
SOLUTIONS
Scalise Industries’ scope of work included mechanical and controls upgrades. The mechanical systems upgrade consisted of the installation of 62 standard residential furnaces and 62 condensing units in each unit, and 3 new roof top units that feed the building’s core and the fitness rooms. Also installed was a new Delta Controls automation system custom designed by Scalise. The system is a unique, unified control system that integrates lighting, boilers, and eight air handler control panels.
In June 2009, Scalise was also chosen to complete a successful commercial HVAC design-build project for three of the floors, and completed the construction project in about six months. Scalise Industries exceeded the client’s expectations by installing equipment that is robust and reliable, and contributes to significant savings in overall cost and energy consumption.
BACKGROUND
Piatt Place is a redesign of the former Lazarus department store. The new building totals 359,200 s.f. Three floors, totaling 115,200 s.f., were added to the already existing fourth floor, 265,000 s.f. structure. Street-level retail boutiques and a dining establishment are featured on the first floor, along with a floor-toceiling natural-light atrium that runs from floors two through four. The second through fourth floors are designed to accommodate professional office space, while floors five through seven include luxury rooftop condos with outdoor terraces and central courtyard, and condominiums with exterior balconies. Piatt Place is ideally situated on Fifth Avenue in Downtown Pittsburgh, and encompasses everything you need to live, work, shop, dine, and enjoy life’s finer comforts, all within the same location.
